The hunting and recreational land market remains steady, with lower availability and continued buyer interest for quality properties.

Buyers are especially interested in properties with income-producing acres, access to trees, water, and wildlife habitat. Tillable acres or CRP income can help support ownership costs, while timber, river frontage, ponds, creeks, and cover add recreational appeal.

A recent hunting and recreational tract we sold was a 76.57± acre property in Lyra Township, Blue Earth County. The property included 60.74± acres of CRP under two contracts, surrounded a building site that was not included in the sale, and had trees with a small amount of river frontage. It sold for $4,375 per deeded acre to an exchange buyer.

This sale is a good example of what many recreational buyers are looking for: income, habitat, water influence, and a manageable tract size. Many hunting and recreational buyers are looking for smaller properties that fit their budget. Larger tracts can still attract interest, but the number of qualified buyers may be more limited.

As we move toward late summer and early fall, recreational buyers may become more active as hunting season gets closer. With availability still low, quality properties should continue to receive attention.
