June 2026 Minnesota Farmland Market Update: Values, Buyer Demand, and Seller Outlook

Market Summary

The southern Minnesota farmland market remains steady, with buyers continuing to focus closely on the property’s quality attributes.

Supply Remains Steady

Farmland supply has been steady and consistent heading into summer.

We are not seeing a large increase in available farms, but there continues to be regular activity across southern Minnesota. In many cases, buyer interest is tied closely to the specific farm, its location, and how well it fits nearby operators or long-term investors.

When a farm comes to the market, buyers are looking closely at soil productivity, drainage, field configuration, access, lease terms, location, and local demand when determining their interest level.

Buyers Are Active, But Selective

The most active buyers right now continue to be expansion farmers. These buyers are often looking for farms that fit well with their existing operation, border land they already own or operate, or offer a great long-term opportunity.

In most of our listings and auctions, we’ve had one or two investor buyers evaluating the property. Investors with 1031 exchanges are motivated by timing and location.

Buyers are willing to compete for the right farm. They are also willing to step back when a property has challenges or when the price does not align with their investment objectives.

Quality Farms Continue to Lead

Values remain steady for top-quality farms.

Right now, top-quality farms in southern Minnesota are generally selling in the $11,500 to $13,500 per deeded acre range. These are the farms with 90+ CPIs and quality soils, efficient field layout, good access, solid drainage, and limited operational concerns.

Farms with one or two challenges are more commonly falling in the $9,500 to $11,500 per deeded acre range. Those challenges may include lower soil productivity, drainage limitations, irregular field shape, access concerns, erosion concerns, or other property-specific items that affect how buyers view the farm.

Location can also influence value. A farm in an area with strong local operator demand may receive more attention than a similar farm in a less active area. Proximity to existing operators, livestock operations, or competitive neighbors can all play a role.

It’s important to note that two similar farms in different areas can produce different results. Buyers are not just buying acres. They are buying soil, layout, location, access, income potential, and long-term fit.

Recent Sale: Nobles County 160± Acres

In early June, we sold a 160± acre farm in Nobles County by auction.

The farm sold for $12,500 per deeded acre ($12,914 per tillable acre) and was purchased by a local farmer.

This was a square quarter section with a 94 CPI. The farm had two non-income producing wind turbines, erosion control measures including terraces and waterways, good tile outlets, and minimal tile present.

The property achieved a solid result in today’s market and fell within the current range we are seeing for higher-quality farmland.

A Steady Outlook Heading Into Late Summer

Our outlook for the next 60 to 120 days remains steady.

Crops look good across much of southern Minnesota, which helps support the overall tone of the land market. As we move through summer, buyers will continue watching crop conditions, interest rates, input costs, and available inventory.

At this point, we do not see a major shift in the market. Quality farms should continue to receive solid interest. Farms with challenges will need the right pricing, preparation, and sale strategy.
