July 2026 Minnesota Farmland Market Update

The Minnesota farmland market continues to show steady supply and good buyer demand.
The buyers we see fall into two groups: expansion farmers and investors. Many are in healthy financial positions, have income from multiple sources, and view farmland as a long-term investment.
Farmers are evaluating how additional acres fit into the future of their operations. Investors are looking for solid assets that can provide income, hold value, and serve as a hedge against inflation. Both groups are thinking beyond the current crop year and making decisions based on where they want to be decades from now.
Recent Farmland Auction
Last month, we conducted a multi-parcel farmland auction in Martin and Faribault Counties. The properties had pattern tile, square configurations, and CPI ratings above 90. These characteristics made the farms highly attractive to a broad range of buyers including expansion farmers and investors.
The results were:
- Parcel 1: 151.63± acres sold for $14,300 per deeded acre
- Parcel 2: 80± acres sold for $14,300 per deeded acre
- Parcel 3: 80± acres sold for $12,000 per deeded acre
These results show that buyers will compete for farmland with productive soils, established drainage, good access, and an efficient field configuration. Differences between parcels can still affect the final price, even when the properties are offered together and share several similar characteristics. Parcel 3 had a lower percentage of tillable acres which contributed to the lower deeded acre auction result. Nonetheless, this was an impressive auction across all parcels.
Hunting and Recreational Land
We are also seeing plenty of buyer activity for hunting and recreational land. Buyers are paying close attention to habitat quality, access, building potential, income opportunities, water features, and the surrounding land use.
Properties offering several of these characteristics tend to attract the widest range of buyers. Pricing can vary considerably based on the amount of usable acreage, available income, location, and how the property can be enjoyed or improved over time.
Looking Ahead
Current activity suggests there is still capital available for quality land. Buyers are selective, but they are prepared to act when a property fits their criteria.
